Pre-Buy Property Check – T&C’s

TERMS & CONDITIONS

Pre-Buy Property Check

Last updated: 10th September, 2026

Additionally, these Terms & Conditions (“Terms”) apply to the Pre-Buy Property Check service (“Service”) provided by C&Y Renovations to you.

By booking or using our Service, you confirm that you have read, understood and agreed to these Terms.

1. Our Service

We provide the Pre-Buy Property Check service designed to assist prospective property buyers when viewing residential properties in and around Cork.

Our standard service is designed to provide you with an additional pair of eyes during property viewings and to help you identify visible issues, potential renovation opportunities and practical considerations that may warrant further investigation.

Our standard package consists of:

  • Up to three (3) property viewings;
  • Properties located within approximately 10–15 kilometres within the Cork City area, measured from T12 WN5F;
  • Properties with a maximum approximate floor area of 120 m²;
  • General visual observations regarding the property’s apparent condition;
  • General observations regarding potential renovation or improvement works;
  • Discussion of possible renovation priorities and considerations; and
  • The three property viewings must be used within 45 calendar days from the date of booking or purchase of the Service. Any unused visits after this period will expire, and a new service package must be booked and paid for if the customer wishes to continue using the service.

The standard Service fee is €249 per package, unless otherwise agreed in writing.

2. Properties Outside the Standard Package

Our standard €249 package applies to properties of up to approximately 120 m² located within approximately 10–15 kilometres of Cork City, measured from T12 WN5F.

If you are interested in a property that:

  • Is larger than 120 m²;
  • Is located further than approximately 10–15 kilometres from Cork; or
  • Requires substantially more time or a different level of service,

please contact us directly.

We may be able to provide the Service for larger or more distant properties, subject to availability, and we can assess the requirements and provide you with a new price or customised quotation.

Any additional price will be agreed with you before the Service is provided.

3. Important: Our Service Does NOT Replace a Structural Engineer’s Report

Our Pre-Buy Property Check does not replace a Structural Engineer’s Report.

A Structural Engineer’s Report is a separate professional assessment and should be obtained as part of the property purchase process before committing to the purchase of a property.

Our service is intended to complement, not replace, a Structural Engineer’s Report.

We do not carry out structural engineering inspections, structural calculations, invasive investigations or any other work that would constitute a Structural Engineer’s Report.

Our observations are based on what can reasonably be seen during a normal property viewing. They are intended to help you identify visible matters, potential renovation opportunities and questions that may require further investigation.

If we notice something that appears concerning, we may advise you to raise the matter with your Structural Engineer or other appropriately qualified professional.

4. Nature and Limitations of the Service

We are not acting as:

  • A registered property valuer;
  • A structural engineer;
  • A chartered surveyor;
  • An architect;
  • A solicitor or conveyancing professional;
  • A building control authority;
  • A mortgage adviser;
  • An environmental assessor; or
  • Any other regulated or professionally qualified adviser unless expressly stated otherwise.

Our observations are based primarily on what can reasonably be seen during a normal property viewing.

We do not carry out:

  • Structural testing;
  • Damp testing;
  • Electrical testing;
  • Plumbing testing;
  • Asbestos testing;
  • Specialist environmental testing;
  • Opening-up works;
  • Invasive inspections; or
  • Any other specialist investigation.
5. No Guarantee of Property Condition

We do not guarantee that a property is free from:

  • Structural defects;
  • Damp or moisture problems;
  • Subsidence or movement;
  • Defective roofs;
  • Electrical or plumbing defects;
  • Hidden defects;
  • Asbestos or other hazardous materials;
  • Planning or building-control issues;
  • Boundary or title issues; or
  • Any other defect or issue that may not be apparent during a normal viewing.

Our comments should therefore be treated as general observations and recommendations for further investigation, rather than confirmation that a property is suitable for purchase.

The final decision to purchase a property remains entirely yours.

6. Renovation Advice

Where appropriate, we may provide general observations regarding potential renovation or improvement works, including:

  • Layout improvements;
  • Kitchens and bathrooms;
  • Insulation and energy improvements;
  • Heating systems;
  • Windows and doors;
  • Flooring and finishes;
  • General cosmetic improvements;
  • Potential extensions or alterations; and
  • Other visible renovation opportunities.

Any renovation suggestions are indicative only.

We do not guarantee that proposed works are technically feasible, legally permitted, structurally appropriate or financially viable.

Where works require planning permission, building regulations approval, structural calculations, architectural drawings, certification or other professional input, you should obtain advice from the relevant qualified professional.

7. Formal Renovation Budgets and Quotations

Our standard Pre-Buy Property Check does not automatically include a formal renovation budget, detailed scope of works or formal quotation.

If, following a property viewing, you would like us to prepare a formal renovation budget or detailed cost proposal, this may be available as an additional paid service.

The additional fee will depend on the number, complexity and type of renovation works you would like us to assess.

For example, a budget covering a small number of straightforward works may require less time than a full-property renovation assessment involving multiple trades and stages of work.

We will discuss the requirements with you and agree the additional fee before preparing the formal budget.

Any formal budget or quotation will be based on the information available to us at the time and may be subject to change where additional works, unforeseen conditions, design changes or other circumstances arise.

8. Renovation Cost Estimates

Where we discuss renovation costs during a property viewing, these figures are indicative estimates only and should not be considered a formal quotation unless specifically stated otherwise.

Actual costs may vary depending on:

  • The property’s condition;
  • Materials and specifications;
  • Labour costs;
  • Contractor availability;
  • Planning or regulatory requirements;
  • Unforeseen works;
  • Changes in design or specification; and
  • Market conditions.

Where you require a formal renovation budget, please refer to Section 7.

9. Recommendations of Contractors or Tradespeople

We may, where appropriate, introduce you to or recommend contractors, tradespeople, architects, engineers or other professionals.

Any such recommendation is provided as a convenience and does not constitute a guarantee or endorsement of their work, qualifications, pricing, availability or suitability.

Any contract for renovation or other professional services will be between you and the relevant third party.

We are not responsible for the acts, omissions, workmanship, delays, costs or contractual obligations of any third-party contractor or professional.

10. Potential Conflict of Interest

Our business may also provide or benefit from renovation, construction, project management or related services.

We will be transparent about this relationship where relevant.

You acknowledge that we may have a commercial interest in renovation work being carried out following a property viewing.

However, our viewing and advisory service does not constitute a guarantee that you should purchase a property or carry out renovation works.

You remain free to obtain independent quotations and professional opinions from any contractor, architect, structural engineer, surveyor or other professional of your choice.

11. Property Access and Estate Agents

You are responsible for arranging or confirming the property’s viewing appointment with the estate agent, seller or other relevant party unless otherwise agreed with us.

We will attend the viewing with you where access has been properly arranged.

We are not responsible for:

  • An estate agent cancelling or changing an appointment;
  • A seller refusing access;
  • A property being withdrawn from the market;
  • Delays caused by the estate agent or seller; or
  • Information supplied by the estate agent or seller.

We will make reasonable efforts to accommodate changes to viewing arrangements where our availability permits.

12. Three-Property Package

The standard €249 package covers up to three property viewings within the standard service area and property-size limits.

A “viewing” means attendance at a property for the purpose of providing the Service described in these Terms.

If you decide not to proceed with a particular property after a viewing, this does not entitle you to an additional viewing beyond the three-property allowance.

The three property viewings must be used within the 45-day validity period described in Section 1.

13. Cancellation and Refund Policy

All payments for the Pre-Buy Property Check are non-refundable.

Once the Service has been booked and payment has been received, the €249 service fee cannot be refunded, regardless of whether the customer ultimately uses all three property viewings included in the package.

Cancellation or Rescheduling of Individual Viewings

Customers must provide at least 24 hours’ notice to cancel or reschedule a scheduled property viewing.

If a customer cancels or requests to reschedule a viewing with less than 24 hours’ notice, that viewing will be considered used and valid, and it will count towards the three property viewings included in the package.

In these circumstances, the customer will not be entitled to:

  • A refund;
  • A replacement viewing; or
  • An extension of the 45-day validity period.

Where at least 24 hours’ notice is provided, we will make reasonable efforts to reschedule the viewing, subject to our availability and the availability of the property.

Rescheduling does not extend the 45-day validity period of the package unless we expressly agree to an extension in writing.

Cancellation by the Estate Agent, Seller or Third Party

If a viewing is cancelled or rescheduled by the estate agent, seller or another third party and the customer has provided the required notice, the viewing will not be considered used.

We will make reasonable efforts to arrange an alternative viewing, subject to our availability and the 45-day validity period.

No Refunds for Unused Visits

Unused visits have no cash value and cannot be exchanged for a refund.

No refund will be provided if the customer:

  • Decides not to purchase a property;
  • Changes their mind about using our Service;
  • Finds no suitable property;
  • Uses fewer than three viewings;
  • Fails to use the Service within the 45-day validity period; or
  • Cancels a viewing with less than 24 hours’ notice.

Nothing in this Cancellation and Refund Policy is intended to exclude, restrict or limit any rights or remedies that you may have under applicable Irish or EU consumer protection law.

14. Payment

The Service fee must be paid upon booking.

The standard package fee is €249, unless a different price has been agreed in writing.

Any additional services, including formal renovation budgets, additional property viewings, larger properties or properties located outside the standard service area, will be subject to an additional fee agreed with you in advance.

15. No Guarantee of Purchase or Investment Outcome

We do not guarantee that our Service will enable you to:

  • Identify every defect in a property;
  • Negotiate a lower purchase price;
  • Successfully purchase a property;
  • Determine the future market value of a property;
  • Predict future property prices; or
  • Make a profit from purchasing or renovating a property.

Our Service is intended to assist your decision-making, but it does not replace your own due diligence or professional advice.

16. Customer Responsibility

You remain responsible for carrying out your own due diligence before purchasing a property.

This may include obtaining appropriate:

  • Structural Engineer’s Reports;
  • Building surveys;
  • Legal advice;
  • Planning advice;
  • Architectural advice;
  • Engineering advice;
  • BER/energy advice;
  • Electrical and plumbing inspections; and
  • Contractor quotations.

Our Service does not replace any of these professional services.

In particular, you should not rely on our property viewing service as a substitute for a Structural Engineer’s Report or professional building survey.

17. Liability

To the fullest extent permitted by law, we will not be responsible for losses arising from defects, conditions or circumstances that were not reasonably visible or identifiable during the viewing.

We will also not be responsible for losses resulting from:

  • Your decision to purchase or not purchase a property;
  • Information provided by sellers or estate agents;
  • Hidden or concealed defects;
  • Professional advice provided by third parties;
  • Contractor work;
  • Planning or legal issues;
  • Changes in renovation costs; or
  • Circumstances outside our reasonable control.

Nothing in these Terms excludes or limits any liability that cannot legally be excluded or limited under Irish law.

18. No Legal or Financial Advice

Our Service does not constitute legal, financial, mortgage, tax, investment or conveyancing advice.

You should obtain independent advice from an appropriately qualified professional before making decisions concerning the purchase or financing of a property.

19. Information Provided by the Customer

You agree to provide us with accurate and relevant information concerning the properties you would like us to attend.

We are not responsible for consequences resulting from inaccurate, incomplete or misleading information supplied by you.

20. Confidentiality

We will treat information provided to us by you as confidential, except where disclosure is required by law or reasonably necessary to provide the Service.

21. Data Protection

We will process personal information in accordance with applicable Irish and EU data-protection legislation, including the General Data Protection Regulation (GDPR), where applicable.

Further information regarding how we collect, use and protect personal data should be set out in our Privacy Policy.

22. Complaints

If you are dissatisfied with the Service, please contact us as soon as reasonably possible at:

info@cyrenovations.ieTelephone: 0834504091

We will make reasonable efforts to investigate and resolve complaints fairly and promptly.

23. Changes to These Terms

We may update these Terms from time to time.

The Terms applicable to your booking will be the version in force at the time your booking is confirmed, unless otherwise required by law.

24. Governing Law

These Terms are governed by the laws of Ireland.

Any disputes arising in connection with these Terms or the Service will be subject to the jurisdiction of the Irish courts, subject to any mandatory rights you may have under applicable consumer-protection legislation.

25. Acceptance of These Terms

By booking our Service, you confirm that:

  1. You have read and understood these Terms;
  2. You understand the limitations of the Service;
  3. You understand that the Service does not replace a Structural Engineer’s Report, Building Survey or other professional inspection;
  4. You understand that renovation cost discussions during a viewing are indicative only;
  5. You understand that a formal renovation budget may be available for an additional fee depending on the scope and number of works requested;
  6. You understand that properties larger than 120 m² or located outside the standard service area may be considered subject to a separately agreed price;
  7. You understand that you should obtain independent professional advice where appropriate; and
  8. You agree to be bound by these Terms.
